Home Staging Consultation

Everything You Need To Know (2) Two Hours - $250

As a continued effort to continue helping homeowners get the highest offers for their properties (now and in the near future), we are also offering online occupied home staging consultations. This is a prime opportunity for those who plan to list their home in the near future, to start making repairs, de-cluttering, etc. to prepare for the market. 

As a homeowner, you can gain from getting professional advice for your home, on your schedule, anywhere in the world.

• Your questions will be answered in this intensive and fun two-hour consultation.

• You will learn exactly how to get your house on the Buyer’s "must-see" list. Should you move furniture? Should you update your cabinets? What about the awkward space above the fireplace? There is no one-answer-fits-all.  You will be surprised by how you will see your house in a whole new, refreshing, light. 

• Every calculated decision is based on your specific home, location, demographic and more. We will walk through the entire house together and by the end of our session, you will have an easy-to-follow, prioritized, custom Action Plan. Most clients save thousands of dollars and hundreds of headaches. 

• Our walk-and-talk consultations are geared toward DIY clients who can accomplish the Staging Action Plan themselves and make their houses ready to sell. Lenko Design offers a complimentary 15-minute FaceTime follow-up video walk-through before professional photography to ensure you are all set. Your success is our success. 

Note: The consultation rate applies to two hours in the home. A $100 hourly rate will be applied to any subsequent time and/or homes > 2,000 square feet.

Walk-and-Talk Consultation not really your thing?

In a hurry to know exactly what recommendations will help your house get on Buyers’ “must-see” list and increase its value?

Upgrade our traditional Walk-and-Talk Home Staging Consultation to allow the Professional Home Stager to perform a self-guided tour of the Occupied Home and receive a written report documenting the session within 48 business hours.

You will receive an emailed copy of your custom 28+ page photo-filled Home Staging Action Plan detailing an easy-to-follow, prioritized plan for your home.

Market Launch MLS Styling

$100/Hour - Plan on 2-3 hours

Feeling overwhelmed with preparing your home to sell? This Staging service is all about rolling up our sleeves, and following the detailed Action Plan from the initial Home Staging Consultation. Together we will create a home that buyers will fall in love with!! It is designed for people living in their homes during the selling process, but need help getting things perfect. 

• Complete as much of your detailed Home Staging Action Plan as you can. I may bring accessories that you can use in order to get higher-impact photos for marketing.

• The Design Plan is made prior to Staging Day so that we cover as many rooms as possible. 

• First, we will use what you already have, though I may suggest some beautiful additional decor items for you to purchase. These items will help modernize your home and improve your overall ROI. Together we will roll up your sleeves and make HUGE transformations to each space. 

• I provide creative and organizational solutions so that you are able to prepare your home within 20 minutes of showings. 

• We will start with the main areas and expand from there as time allows. 

By investing in staging, you can de-personalize, de-clutter, and get top dollar for your home. 

The home must be prepped and cleaned prior to the Stager arriving.
